A good summary of the Latitudes Margaritaville developments is here:

We looked at them all. Stayed at two of them. HHI, Daytona, and Watersound (panhandle). When we first visited HHI, we were amazed and very impressed! Cute cottages, very nicely decorated. Not cookie cutter type shotgun floorplans ( looking at you, Courtyard Villas).
Then we visited The Villages and realized the Margaritavilles were all just very small versions of The Villages. Besides, I like Jimmy Buffet as well as the next person, but I’m no ParrotHead. I like Prince and The Rolling Stones, but I’m not moving to any themed community of theirs and listening to the same 6 songs pumped out at me on a loop 24/7 day after day after mind-blowing day.

a lot of hype, a lot of $$$, HOA dues and rules are ridiculous, the "owners beachside" is tiny and all in all we've been by it several times... looks havent' changed since they announced it. so we even wonder did they sell enough to start building anything?

But when I do, I'll let you know.

Earlier, there was a post about the Leisureville author's prediction that The Villages would fall out of favor. This prediction was completely wrong. But I wonder if that could be said about Margaritaville? Specifically, pop stars have an appeal to a specific generation. Once the Parrot Heads or their heirs want to sell, will there be buyers?

We really did like it. But we felt the builder was giving us the runaround. We could never get a straight answer on lot releases. We were on the list for a year. We received two calls about lots that other people dropped out of, and we could only build a certain house on it. We were ready to buy, glad we didn't and found the Villages. RCJ |

I have a friend here in TV that moved to the one by Destin Beach FL. He visited back in TV and I was asking him about how he likes it. He LOVES TV but his wife is a beach person, so she wins... He said living there is like one large village in TV. Not for me or him, but he wants to stay married.

Funny you should ask. After selling our TV home in 2015 and 5 years RV'ing full-time we decided to drop the anchor somewhere near the beach so we bought a place in Ormond Beach. Margaritaville is just around the corner from us a couple of miles away. Still going strong and building some additional homes as we converse. According to a recent newspaper article M'ville is approved for 3900 total homes and about 1639 had been sold as of Jan 21 2021. So nowhere near as large as TV and it is limited in size by surrounding properties. My carpet cleaner guy lives there and says they like it just fine. Great lifestyle over here. Near the beach and lots of other venues and any kind of restaurant you want. Local places outnumber chains by many times. Plus there are real people in the community, not just a bunch of overprivileged, pretend millionaires.

There's another Margaretaville being built in the panhandle west of Panama City Beach. It's been under construction for a while.

Yes, called Watersound. It is inland from 30A a bit, but a very nice area if you like 30A. It is the least progressed of the three (still under much construction). If one is truly interested, one should consider joining the various Facebook groups focused on the various Margaritaville sites. The wait for a location and a type of house is pretty long and a bit of a lottery. Not as bad as here.
