Hello everyone new resident in waiting with deposit down and design meeting scheduled for August!
Planning to install a small pool maybe ~10x20 less than 10K gallons with sun ledge during construction of our new home this year in Monarch Grove. Goal is a quality pool incorporated into the entire build process this way everything is seamlessly done together (concrete decking, bird cage, irrigation, sod) and avoid tearing it all up a month later to install after closing. Want to be prepared and get everything done that week with design team. Have room on the lot so we are told with setbacks. “Who” is the pool builder TV home construction works with today and does anyone have reviews and feedback on quality of equipment and construction? . Having had a couple pools I know for instance all variable speed pumps are not created equal and same goes for most of the equipment. In-floor cleaning systems are nice when installed correctly and we’ve all known of leaks occurring when things are not pressure tested correctly before the pool is poured. And I can tell you neighbors who went with a company based on price here locally in Texas have had plaster problems and had to drain under warranty and address finish and appearance. What are our options and for those who had a pool installed during construction are you happy with price, quality of product, design, and decision overall, now months or maybe years later? T&D seems to be the number one choice in TV, but they have quite a long list of jobs stacked up all the time.

You should be discussing this with your sales agent, if you are anticipating using a 3rd or outside party to do the pool, and not the house contractor you may have a scheduling nightmare, as well other potential problems. While I completely agree with your concerns about doing this afterwards, I believe you really need to have this included in your house plans from the start.
For example, your may get into trouble with ARC, property setbacks, permits, etc. IMHO, this will be a much cleaner process if done by the original home contractor. Good luck with your project.

T&D is the pool installer that The Villages works with. They built ours during the time of house construction. They do quality work and stand behind everything they do. Be very careful if choosing an outside company.

Our new home in TV was completed in Nov 2018 and has a beautiful pool /lanai, birdcage area that is exactly what we desired. In addition to the practical aspects of building it all at the same time, if you're having a new house built, The Villages will work ONLY with T&D so the work, closing, and warranty is very coordinated. I agree with their position and you will benefit from the arrangement. We have had zero problems with the pool area and opted for T&D to also do the weekly service on the pool. There are other pool providers, but I have not heard of any of them who can supply a quality installation in less than 6 months. Some friends who have had a pool built "after market", have waited for up to 8 months and had numerous delays with all the subcontractors required. Because T&D is the exclusive vendor used by TV building, they stay very busy, but are extremely coordinated with the entire building process. Naturally, one of the prime reasons for all the coordination is that by ordering the pool to be built along with the house, closing will not occur until the "package" is totally finished and all the inspections done. The Villages brings pressure to adhere to time schedules because they don't desire to delay closing dates. I would suggest that you coordinate the pool project during your design stage with TV sales dept. We have been very pleased with the process and the finished product.

Just the feedback I was hoping for will proceed ahead with T&D based on what’s been shared and incorporate into the home build. Looks like they are the right contractor for the job and getting it done during construction for seamless features, inspections, and timelines. Will plan for the pool process to occur during our design meeting and coordinate via our sales agent. Thank you again! |

Your assigned designer at TV will escort you to the adjacent building and introduce you to T&D. We were amazed at all the choices they offered for consideration. Once you have selected, their specs will be included in TV's final price of the new house. It is a fun project and very convenient. Best wishes for your exciting project.

Your alarm system to doors and windows opening to the pool area will be hard wired into the drywall, instead of portable attachments on the windows which look cheap. Do it all at once. Granted it increases your costs up front, taxes, etc. but everything looks finished and polished.

The only time T&D projects will run on time is if the build is being done in conjunction with the build of the house. They do a great job, but if you are thinking about adding a pool, do it as Part of the package. Otherwise your project may run late because they do prioritize new builds over adding pools to existing homes.

No. You are not going to beat the tax folks that way. The pool affects the value of your house same as other enhancements you may choose when building. It's worth more when you buy and also when you sell. I asked the same question.
