Default Do fees/HOA dues remain the same or do they change over time?

I'm curious to know how the HOA and any other fees work in TV. Do they go up over the years and if so by how much?

First of all, there is no HOA. All the other fees will go up according to the budget established by the CDD's each year.

Trash rates are going up each year with the new contract that was put into effect at the end of last year. Your amenities fees and yearly maintenance fees (paid in your yearly property taxes) are subject to district budgets and special assessments (if needed) within your district. FYI, Our monthly amenities fees have gone up approx. $8 a month over the past 4 years.

The Amenity Fees which are right now around $155 a month are based on the cost of living index. (Which I don't want to even think about due to recent National spending)

We are NOT like other developments where someone decides to redesign the golf course and hire a chef and pass on those expenses to the homeowner. THANK HEAVENS. I love our CDD.

The monthly amenity fee goes up each year on the anniversary of your home purchase. It increases by the CPI index, same as your Social Security check.

If you sell and purchase a new home, the fee for the new home re-sets to the current rate, usually an increase over what you have been paying.


The annual bond payment is the same each year, unless the bond has been refinanced to a lower interest rate. Then the amount can go down slightly.

The annual maintenance payment is set by your local CDD district according to their budget needs. Much of it goes to Project Wide Committee for joint Village maintenance needs. (Or Amenity Authority Committee if north of 466.)

Trash collection is on the monthly amenity fee bill. It goes up a little each year.

Fire protection is on the annual property tax bill. It goes up in jumps.

Thankfully TV is not an HOA structure...been there done with that.

I concur with an earlier post, since 2017 the monthly amenity fee has gone up $8...not bad given how beautiful the common areas are maintained and for how many things are available

life in TV is pretty nice, very little crime and a safe place to be (except for the few folks that shouldn't be driving)

You most likely get the idea. My activity bill includes my trash fee and runs about $187 for the two. Many have water and sewer included in that bill as well. We get a separate bill for water and sewer. We have our tax bill which is paid once a year from escrow and our escrow includes the bond payment. I have no idea what the maintenance fee is that people are talking about.

The maintenance fee is on the annual property tax bill. It is listed right under the bond payment.

Default Good idea to check on all fees.

In Sumter County our fees were considerably higher than Lake County.
Be sure to check maintenance, bond, utilities and taxes. The amenity fee is just one piece of the cost.
