Default Window replacement

I need to replace the upper sash on a double hung window that has become cloudy. Anyone have this done or know a contractor and if so what was the cost. Thanks

Our impression was that our windows were under warranty for 10 years so we waited until close to that time to call the warranty office (352) 753-6222. We had to pay a $150 service fee to T&D (352) 748-0061 to replace up to three windows but the window itself was free. The T&D representative informed me that the windows are actually under warranty for 20 years not 10. I thought for sure our warranty said 10 yrs. but now, three years later, we have another broken seal. I guess I'll find out when I call if it's 10 or 20. Hope this helps.

10 or 20 years? Big difference. I need to find out , I have the same issue.

The window warranty, like the roof warranties are useless, as they only apply to the original owner. In TV land we tend to move up to 6 times, thus nullifying any warranty. If you are the original owner, then you are OK.

I called a company with the initials R and M in their name. I would advise against using them, because 1. they want $50 to come look and measure your window size, and then #2, they gave me a price of over $500.00 to just replace the GLASS in a regular sized window. Yes, I was the sucker who lost $50 to them.

Does anyone have the name of a reliable, non-gouging window replacement company??

Contact Lake Glass and mirror, I believe they do this type of work. No idea on getting measurements for the correct size, but ask them.

You will not know the exact warranty until you look it up on the Manufacturers website (maybe different for each house). I just did for my PGT widows with a couple of clicks was able to find the warranty (dependent on frame, glass, etc.). Most are 20 years including my last home that had Simonton. Yes, it indicates for PGT you need to be original owner but I would play it as original owner until they ask for proof. I would also call the manufacturer direct and bypass the distributor. Romac took care of me when my side window failed during the hurricane and I decided to replace it after it leaked. It was not under warranty but the price they charged to repair was reasonable and I could not have done it for much cheaper.

If you actually have a double hung window (which is doubtful in TV) then all you need is the replacement sash. Tilt out the bottom sash, lower and tilt out top sash to 90 degrees and lower one side until it releases from the glide track. Install new sash in reverse

we are original owners and had T & D replace some of our windows facing South. Originally it was a $75.00 charge for as many windows needed. then price increased to $150 with limit of 3 windows. Just a heads-up - we have had the same windows replaced twice by them and now they need replaced again. Not sure where they get the windows from.

We've had four sets, out of six total, relaced under warranty thru RoMac. They did an excellent job and the labor cost was roughly $240 per window set.

We are, however, the original owners.

We were told by one of our window washing men, that when the Villages company removes windows that failed under warranty they stock pile them & reuse in a new house. Some new houses are comprised of all bad windows. Will replace when the new owners complain. Hopefully not true but we would not be surprised

Million dollar question. What constitutes a failed seal? Under normal anywhere but Florida conditions, like in the cold parts of the country, I know.
But here, we moved into new construction last October. I have 2 sets of tri-windows. Both on back of the house facing north.
In both those tri-sets, the middle & outside windows often get what appears to be condensation covering all but a 1-1/2” parameter around the outer edge. The moisture is not on the inside the house side. It appears to be on the outside, not between the glass. As little frogs can leave their trail across the glass.
This seems to happen on the cooler mornings. My running the A/C, as I did last night seems to not be the culprit. This mornings humidity is 84%, temperature is 73.
Not sure what the outside temps are when this happens, but up to now it’s been much cooler overnight.

Try Ace Window Repair. Reasonable pricing and well versed in TV windows. 352-267-3013. Leave a message but sometimes texting is better. They are a 2 man outfit and very busy.
