Talking Who are the best Property Mgmt companies?

We are buying a home in TV and are going to rent it for 1 year before we come down to live in it. We were going to rent it through the Villages Home Properties but now they won't rent it due to a Murphy bed in the house (long story). So we are trying to figure out who we should go with to rent it for us and would appreciate your help.

We wish to rent our Designer house unfurnished for 1 year.

Do not use Down Home. I had a total disaster there several years ago when the parents transferred ownership to their daughters.

I had three things happen:

1) My water bill was way too high. I asked them to send someone out to adjust the sprinkler timer. They said sure. They never did anything despite phone calls and emails. They also failed to respond to emails and phone calls.

2). My house was new and it was coming up on its one year anniversary where the developer repairs any problems with the house. I hired an inspector to go out to the house and he submitted a report to Down Home which had stated they would file it with the developer. Down Home failed to do this and again failed to respond to any phone calls or emails.

3) The house was waiting to be rented. I gave them a figure that I would rent it at.They just unilaterally lowered the rent and submitted a lease to me for signature.

I would NEVER recommend this company to anyone. While they did nothing for me, they did manage to promptly take their cut of the rent for their "services". When I finally reached the mother who used to own the company, she got on the stick and refunded three months of their fees. She apologized. So did her daughter. But, I was still out the water bill and the house never got its one year spruce up by the developer.

Apologies only go so far. This company is so incompetent, I am surprised they are still in business.

I agree. We rented for 6 months while our house was being built. I notified them the first month that the bathtub had a crack in it. They said they would send someone to look. I notified them every single month thereafter about the crack. Never sent anyone. Im sure the house went beyond its one year during our rental. If I was the owner i would be ****ed. In fact, I found the owners info in the internet info and called him and told him. I had a photo the first month along with the email to the property mgmt co.

Just be sure the renters are screened good. I have heard horror stories about damaged brand new houses. We keep our house ready for us for when we can make it down otherwise it is empty 45-48 weeks a year.

I use Empty Nest, The Villages Property Management since 2019 when I am not here. My irrigation is great, the landscape is always looked after, they call my landscaper if anything is not right, they are there to watch movers and installers when I can’t be. They bring in my packages delivered to their office or the house. They look after my home exactly as I would. The toilet and sink are clean, lightbulbs changed etc etc. And I get photos or videos sent to my email when needed. They always answer the phone… the only thing is, they are not cheap. 352 750-1595
