Default Rental agreement

I have a friend that would like to rent my home for a few months. Any idea where I can find a friendly rental agreement? I would also let them use my cart.

I would start by asking The Villages Hometown Property Management for a copy of their rental agreement, or one of the other rental companies. You can also get free contracts online, or maybe buy one at Staples. I don't know what you mean by friendly, but if it doesn't comply with Florida law, it's probably worthless. If there is a way to exclude the golf cart from the contract, it may reduce your potential liability. Maybe let them use the cart for free and not mention it in the rental contract.

I would make it a requirement for the renter to have golf cart insurance, or do not include access to the golf cart.

When I rented out investment property a few years ago, I was very happy with the information and sample contracts available in the books written by Nolo Press. They have a website.

The lease agreement was very thorough, even included things I did not think of, such as written advisements that neighbors may smoke and second hand smoke is a known carcinogen. All kinds of clauses that Cover Your *ss.

Since we are always looking for coupons my Grandson once sent this to me, I found it very helpful and LMAO when I got it.

Are you close friends? Sometimes it’s not good for rentals. Sadly we allowed friends used our home while they were closing on their home.
Some damage to furniture, left sliding doors unlocked, bigger problem was the golf cart.

We asked them to rent their own cart, sadly they used ours instead, and ran into something doing damage to steering. Not a word to us, we found out when we returned. Cost to repair $300, Carts and clubs guy said it was damaged by hitting something like a curb head on.

Are we still friends, NO

Check with your homeowner's insurance company. Not all companies/policies will cover renting. If they don't and something goes wrong, you won't have coverage and could be personally responsible for any damages and liability. Not something I'd risk.

You can also check with the company that you have golf cart insurance with. You can usually allow them to use the cart but if you Rent the cart, it won't be covered and you will also be liable for damages to persons and property. Usually you can allow the use of it - just not rent it.

Lastly, you will need to open an account with the sales tax department of Florida and pay the required sales tax on the rental and cleaning fee amount. If you are in Sumter county that will be 7% of the rental and cleaning fee. Any deposit amount is not taxed.

You will not be friends long; Landlords and Tenents are sworn enimies though out history and you will not be an exception .
