I want to keep my courtyard villa lanai as clean and as dry as possible, without enclosing it. I prefer to leave it screened.. Any suggestions for a screened lanai? Screen on top with 24 in panel on the bottom. Shades, drapes, etc?

Appreciate any replys.

Judging from the rains we just had, I do not see how you will be able to do this. Ours was screened for many years, and yes we had to power wash it occasionally. We just enclosed it and really enjoy the additional room. We did have roll up shades but these do not keep out dust.
Hope someone else has suitable suggestions for you.

I just clean it periodically. Take all of 15 mins for me.

Power screens work well, block rain and sun, keeps it warm in the winter.

Same here. A light power wash every so often keeps the dirt/dust under control...

That is a great and honest answer.

We have a large covered lanai and it gets pretty dirty after a windy rain. When it starts to bother us, we hose it off with a power washer.

We love our lanai.

Number one for us was coating the floor. A harder-than-epoxy coating makes broom and mop cleaning very easy whether by hand or by robot.

Impossible. If you are using any type of “screen” you will let wind, rain, and dust in. If you get some type of fabric that is so dense that it doesn’t let anything in, then you won’t get any breeze that you want and you will be cleaning these often and possibly replacing them every few years.
We enclosed out lanai with double pane windows and we put in windows with screens on each end so when it’s cool outside, the windows are open

Starfly....consider adding gutters all around your lanai. I did, and less water coming in during rainstorms

We had sunshades installed by Mr. & Mrs. Blindmaster, a family owned business located in Belleview. In addition to providing shade, they keep the rain out and can withstand winds up to 50 mph. We are very happy with both product and service from this company.

I recommend having the floor painted to seal the concrete. Cleaning will be so much easier. We get horizontal rains occasionally so the room gets wet. I have indoor/outdoor rugs on the floors for additional traction. We usually let nature dry the floor, but step gingerly. We have a wet vacuum, should the room need to be dry for visitors. Or painted floor should be resealed every 4 ish years. We have yet to do that. Looks great.
