Owners that rent: Where do you post your listing?

Default Owners that rent: Where do you post your listing?

Hi to TV owners who rent their homes.
I'm pulling out whatever is left of my hair!!

I spend way too much time searching for a Spring 2023 house online. We have been searching for a 3 month rental on:
- talk of the villages
- villagers homes 4 rent
- rent from a villager
- down home property management
- rent the villages

As an owner, do you post your listing to one or more of these sites? Am I missing a posting platform?

As a renter, I am really frustrated because I set filter dates (e.g. Feb-April 2023) but the actual listing is not available for those dates. Do you as an owner have to go inti each web site and update your listing?

So, this is a weird way of asking for help.....Nice couple seeking nice 2BR house for nice time in nice Village for next Spring.....

I post my rental on VillagersHomes4Rent.

But if you're having trouble finding a rental a year in advance, look at it from an owners perspective. How am I supposed to give you a price a year from now, in a year like we haven't seen since the 80's?

The official inflation rate is currently over 7%, and anyone who's filled their tank or bought a loaf of bread knows that's a lie. Meanwhile, Zillow says my rental is worth 30% more than last year, and I haven't seen what the tax man is going to do yet.

I think if you are honest with yourself, you'll admit that the reason you're desperate to find a rental a year in advance is the same as the reason I can't give you a price. We're both afraid of what inflation is going to do to our expenses.

We put ours on VacationRentByOwner.COM. Drop all the lower case letters. There seem to be a ton on there. We do allow this years renters first dibs on next year, and ours have already committed. But you may have better luck at the end of Feb.

Also, many owners prefer to make tenants take January, February and March together. They won't release February and March until January is rented.

Sooo the rental price has already agreed on for next year.

With inflation I'll bet a lot of regular renters will get cold feet next year and decide
the price increase isn't worth it.

That's why it's so important to keep checking back.

Wait to open up 2023 until September or October for two reasons.

First, you will have a better idea what is a fair market price.

Secondly, you can get a premium renting later.

On January 1st VH4R opens up listings for the next prime season. Potential renters do exactly what you would do, get the best rentals in the best locations, at the best price.

Fast forward to September there are few, if any, rentals. Effectively you can command ten percent or more, and you will get it!

I post my rental on VillagersHomes4Rent. No need to go anywhere else, and if you do you get the dregs. I have 2 designer homes. Been doing this 8 years.
I can tell you some of these guys are not landlords.
"mating season" is the first 2 weeks of January a year ahead of time. If you don't have a rental by then, you are going to have to pick one up from a new owner. On top of that, most of us know we can get minumum 3 months, and sometimes 4, so why rent month to month in high season? Also, I have repeat renters and I give them first choice, I know them, there is no risk like with a new renter. In fact I just signed one renter to a two year lease. The other one was on a two year lease, he wants another 2 year lease next year, we are waiting to see where rents go before we come to an agreement on price.
The thing is except for a few years ago when the taxes went up, costs don't change that much. My amenity is up about 10 bucks from a few years ago. I just did my taxes and between the 2 houses, my expenses were up about 500 bucks from 2 years ago (that is PER YEAR). Since I paid off the second house last december, I don't even have a mortgage. I am watching them appreciate an average of 8-10% a year and am more worried about taxes when I sell than about current expenses. Your main competition for renters are people that are going to rent high season for a few years before they move down.

All that said, your best bet is NOT **** or AirBNB. The best bet is to go on Villagers homes 4 rent and rent from a villager every day and look at what is posted. New ones will be on the first few pages. You need to catch a new owner RIGHT AWAY when they first post. Then don't play around - pick up the phone, call them, and commit. Be prepared to pay 1/2 of the entire rent up front. If you email you are probably too late. CALL.

Darn, there is one other place to go- join the facebook forum "Home Rentals in the Villages". They post a lot of new ones there, although I will warn you some of them are available because they are trying to get $5000 a month for a patio villa. Also, post there what you are looking for. Almost forgot that.

I had the same problem when looking for available rentals for friends/family. The filters just didn't work!

geez, ours is there and available, but one, you have to read the issues:

Please note Winter arrivals are as follows:

January must be rented prior to the open availability of February & March or January included in your reservation dates.

Or you have to call and negotiate a deal. . . I suspect that if you call you will be able to negotiate your dates.

geez, its not that hard sometimes, our 2023 rates are out
