We are in the process of our our first home in TV and are shopping for homeowners insurance. Should we get flood insurance?

I don't think it is worth buying flood insurance in The Villages. But, you should get the optional sewer backup endorsement on your homeowners policy.

There is flood insurance from ocean type floods on salt water flood plains. . . ah, no.
But what happens if there is a tropical storm stuck over your just your house for 3 days, like in houston in the last several years? its cheap, its insurance. You don't need insurance until you do. . . for those who think that they can predict the future with certainty, they might disagree. However, with too many 100 year events happening these days. . . I have it for the tropical storm over my house, which means you all are safe! sportsguy |

You should read the small print of the policy. There are conditions such as adjacent properties need to also be impacted (I'm paraphrasing) and it essentially covers rising water, not falling water. During Hurricane Irma, we had about 14" of rain and I don't recall any reports of flood damage to homes in The Villages. If there were, it was probably a very limited number up north. The water management system in The Villages is sophisticated, more so as you get further south. There are retention ponds that collect water from the catch basins and the overflow will eventually make it to the natural lakes, marshes, and golf courses. During Irma, the system worked well as the golf courses became the holding area of the excess water. If it makes you sleep better then get it but your chances of needing it are slim indeed.

According to the Federal Government, in 2018, only about 15 percent of property owners had a flood insurance policy. Of those that did, about 0.6 percent filed a claim. I'm not sure to what extent, but I think that the program is designed so that the property owners in high risk areas are being subsidized by the property owners in low risk areas. That is why I don't think it is a good investment in The Villages.

Look at the location of the home. If all the land around is higher you might have a problem. Is the road above, level, or below the first floor? Etc. Etc. Look at the history of the area. Probably no need for the insurance.

Last hurricane we watch the pond About an acre across the street rise ten plus feet. Almost to road height. Then the sprinklers went off on all the golf courses and it maintained the level for days without spilling over into the back of our houses.
Now if they just could have controlled the flooded tunnels in the first week, then I wouldn’t have to get the car out. |
