Because it is so new, this will be the first year that 15 will see a maintenance fee.

Confirmation bias is real; I can find any number of articles that say so.

How does the expected final rate compare to some other districts south of 44?

There was information in that in one of the other threads, or you can look it up in the meeting minutes, or you can attend the public meetings for the maintenance fee.

I don't remember seeing a final number after the Developer contributed the $2M.

Looks like it will be in the $700 range next year so similar to some other districts below 44.

As was stated, it is CDD 15. We in CDD 14 (I am in Newell) was supposed to get a 56% increase in this annual fee in 2025. I have a designer home and in 2024 paid $546 annually. The full increase would have taken me to $837 - an increase of $301. While that is a really high, CDD 13 will pay $833 - virtually the same. Still, the amount of the revised increase after The Developer contributed $2M will be approximately 20% ($643 - up $107). This fee normally increases every year due to inflation, expected replacement of shrubs, etc.; CDD 13 had a 15% increase for 2025. I personally think there should be a 20% cap.

The maintenance fees cover lawn care for the public areas NOT on the property of recreation and other facilities owned by The Villages - roadsides, ponds, entries to Verandas, etc. It also is for the flowers and scrubs planted - and replanted - in these same areas and along walking trails (CDD 14 has no MMPs - we drive our golf carts inches away from speeders heading to the Florida Turnpike). The fee also covers weed and pest control.
NOTE: These dollar amounts are actual - rounded to the nearest dollar. The comparison was of my designer house (CDD 14 - Unit 44) with a designer home in Citrus Grove (CDD 13 - Unit 58).

Outstanding. Have now been here long enough to start making pretty good sense of such a map. Some interesting borders between Districts 9 and 10. Now see that we have 15 executive courses between 7 and 10 inches away - on my large monitor.
