Default Courtyard Villas....Stone wall in back yard

Would I be allowed to drill a hole in the stone wall so to hang a solar light?

Read your deed restriction document very carefully. My document says that the homeowner is responsible for maintaining the integrity of the wall, but it doesn't specifically preclude drilling a hole. But, personally, I wouldn't do it. I would use a metal or wood post to mount the light. Or, you may be able to use an exterior adhesive to attach the light to the wall.

A tiny little hole for a solar light isn't something to worry about.

My back wall has an electrical outlet mounted, a flag hanger mounted and a solar sconce.

Not once have the wall hole police done a no-knock kinetic breach to survey for holes

If you were planning on mounting a deck to it, I'd be more cautious.

I have a courtyard villa with masonry walls and I have drilled holes in my wall to hang metal decorations. It's my wall and those holes don't affect its integrity. Do not drill into your next door neighbor's house though (the wall in your side yard facing your sliders). That would not be neighborly, and is specifically forbidden in the CDD1 courtyard villa deed restrictions (and probably all others too).

Also, nothing supposed to touch you’re neighbors house wall, this includes vines attaching, bushes touching. If you damage neighbors house you can be held responsible. Also if you irrigation sprays on neighbors house and damages it can be held responsible. That one foot easement there for purpose.

Once again ignorance and apathy rear their ugly heads. Just because a person may not get caught doing something prohibited, doesn't mean it's okay to do it. Covenants and restrictions prohibit attaching anything to a border wall, villa or preserve area or district property. Due diligence.

Well, you can talk to the prior owner of our villa. Pretty sure he's in Arlington Cemetery. He's the one that mounted that stuff.

That said,

Here's what it says.

The owner of the dominant tenement
shall not attach any object to a wall or dwelling
belonging to the servient tenement or disturb the
grading of the easement area or otherwise act with
respect to the easement area-·in-any manner which
would damage the servient tenement.


Not sure how a 1/8th in screw hole 1 inch deep, in any, way, shape or fashion, damages the servient tenement(i.e. the developer). Drilling into the neighbor's house is not your property, so that's out, straight away.

Remember that deed restriction vary among the districts. That is one reason for the variety in answers.

Best to call those who can give you an accurate answer for your exact situation.
