Default Courtyard Villa “alley” ideas

Looking for ideas for the CYV “alley”. Can you install a retractable awning and/or build a little dedicated grill area? If you have, I would love to see a picture.

This is a covenant question, what you can build is covered by the covenant in your area and county building codes.

You can do what you want, but remember there is an easement and if you add any permanent (ie: concrete patio) structure, you'll need ARC approval. An awning should be no problem at all. Enjoy

I know that our deed restrictions don’t allow awnings etc. Out side our sliding door we have our grill and a large black stone griddle. Out back we have a fire pit with chairs and a table and 4 chairs. We figure we can move the table and chairs if we need more shade.

OP, you need to look very carefully at the deed restrictions as well as where the property line is. When we looked at these houses we determined the restrictions were too much and purchased a house (designer) with a lot more land around it.

We have a non retractable Sunsetter awning by our dining area patio door and a small table and chairs with a grill. It was ok as long as the required distance to the wall next door was met. Our neighbors have the same in their CYV.

Glad you brought this up.

I have some questions and IMO common sense. Notice I said my opinion.

What required distance? And which way does the grill point. 1 foot from neighbor’s wall with grill back facing the wall is fire hazard IMO . All heat comes out the back goes up wall to plastic vents not to mention if the house has plastic siding or grill has flame up from grease fire?

IMO if going to grill between 15 foot area between house the grill should be placed in middle when grilling.

We tried to get an awning pergola approved, they rejected our application 3 months ago in our CYV alley. We will try an application for a retractable awning next.

Our awning is 8x14 which just covers the concrete walkway. About three feet to the neighbors blank wall. Our house is concrete and the grill is on rollers and kept the recommended distance from flammable surfaces. A lot of our CYV neighbors have either the retractable or fixed awning. Our fixed awning is rated for 110 mph winds.
