I’ll be moving to TV this winter with my 25-year-old special needs son. One option, to get just the right floor plan for our needs, would be to buy a home with room for an addition and add a large bedroom and full bath. I’m wanting to get an idea of how long it might take to build an addition (including the time for ARC approval) and how much it might cost, ballpark (roughly 300 sq feet plus full bath, medium finished, not using the lanai). Any insight would be greatly appreciated!

Your first possible problem will be to find a lot large enough to include the proposed addition, make sure your agent or realtor knows your plan. A for lead time I will leave this to others with experience, but from some of the messages i have seen, 1 year would not be out of line, and cost I have no idea, but I would expect well over $100,000.
There are a large variety of home styles, it may be possible to find something close to what you need and make internal modifications. This will probably be lower cost and shorter time frame. I was thinking a 3 bedroom 3 bath might be a suitable starting point. I am hoping other have some great ideas for you.

I read recently that someone who has recently bought here is adding a bedroom to a 3 bedroom designer home.
If this is really true it is possible as long as their is enough land to add the bedroom. Need to find a very experience real estate agent well versed with how this could be done. |

When I first moved to The Villages, about 3 years ago, the lots across the street from me were empty. The Villages construction started building houses and were done within 3 months. The owners of one of the new houses started adding an addition plus a pool. The renovations took 18 months. I'd recommend doing a new build that meets your requirements rather than doing an addition. It's much cheaper to do it in the initial construction too.

Look at Ivy and/or Woodside models, they both have 4 bedrooms. The Ivy model has a larger footprint by about 400 sq. ft. vs the Woodside. There are only a few of these on the market currently but you can view the interiors by visiting The Villages Homes For Sale and search for either model.

I would guess the following timeline
3 months to figure out what you want to do (size, where, closet, etc) 2-3 months to pick your contractor 3 months for approvals 4 to 6 months construction Is $250 to 300 a square foot a good number? So 75,000 to 100,000 |

Now that you mention it, I have seen ones even with a separate entry door to the guest area - I’ll keep my eye out for that. Goal is to give him independence and support at the same time. Thanks!
