Surely,someone has had to repair the cracks in the Walls around the courtyard. I want to paint my walls which are faded out, but, I noticed several of the seams have wide separations or cracks that need to be repaired before I paint. I think caulking would just crack over time, is there a different method that someone has tried?

First, before you repair, you might want to have a home inspector take a look at the cracks see if these are cosmetic or structural. If structural, contact home warranty, there is a 10 year structural warranty. If cosmetic, Sherwin Williams has the appropriate sealant for this application. I have found that using the caulk gun to force as much sealant into the crack, and then use your finger to smooth out the caulk to the surrounding texture. Allow to dry, and follow yup with the matching paint, note primer may be required, ask the paint store. Hope this helps

I guessing you talking about stucco cracks. I use the stucco repair patch, paint cover up nicely.

Stucco repair products work well. I've found it best to use a hammer and chisel to widen the crack first. Pack the stucco repair product in the crack, and finish with a sponge or paint brush to match the contour of the original stucco. Plan on doing this repair every few years, as over time the cracks tend to reappear.

Thank you so much for the thoughtful response. Our house is about 20 years old. So no longer under warranty. But, I will make a trip to Sherwyn Williams to see what they suggest. Have a great day!
