Had the floor finished and now the water won't drain. Are the existing seep holes always in line with the expansion joints? Could I drill small holes in the frame and maybe attach screening on the outside? Any suggestions would be appreciated.

I would tell the installer to fix.
My drain holes are about 3 or 4 inches square with wire as you suggested. I have 6. My guess is one every 10 feet would work. My court yard has a lot of open roof space. so I get a lot of water in heavy rains. |

Hi fellow Collerite, The builders/ installers did not leave drainage spaces on the lanais this area.
A villager has designed, patented,sold and installed thousands of special drains for lanais. It is placed on the floor in the metal frame, with protective caps costs $60-65 including installation. Very happy with mine Contact Bob Earls for more information at 259-2744 Home number |

Try unscrewing the frame in the effected area only A LITTLE BIT. Slide a nail UNDER the loosened frame THAN screw back down. The head of the nail will create a small drain.

Paperboy is correct. Wherever the low spot is and water collects, simply loosen the (three or so) screws a little where the water becomes deepest, put something rustproof under the aluminum frame to hold it very slightly off of the concrete in just that small area, then tighten back down. Works great.

I had the same problem after having the lanai tiled. I did as you mentioned and drilled a small hole at the low point at each grout joint. Works fine, however the grout does need to be cleaned at these drainage areas occasionally as they do blacken.

I did the same thing about 3 years ago using a short piece of very heavy wire tie that wouldn't rust.

Update ... talked with Mike McGeachy ... he advised me that his drains work great for screened deck floors already tiled and for installations he does with his drains, prior to tile installation that solves problems with drainage. His cell number is: (954) 684-9854
