Hey Stu, Never a fun time when that happens. Suggested by Energy Star - It is recommended to consider changing the heater if it is older than 10 years old or if there is visible corrosion, leaking as you mentioned, or even issues of hot water circulation. I was going to ask the same question, we are about due for a new heater and the price is good depending on the brand of heater.

At my last residents could get water heaters with 12 year warranty not pro rated, if it failed got free replacement(2013), evidently they donโt make them like they use too? I was on well water, I usually got free replacement around 8 to 10 year mark.
Iโm having hard time figuring why water heater on city water (must be the swamp water down here?) wonโt last more than 10 years. The one in my current village home was 18 years old (original heater installed). I replaced it for insurance purposes. I wonder when my ceiling fans or light switches have to be replaced for insurance? Normal water heater prices now run around 500 to 700 bucks. |

How about the cost of a tankless water heater? I am putting in a pool/spa and have a soaking tub and thought we should go the tankless route. Existing water heater is on the opposite side of the wall where the tankless will go plus we could use the sq ft in the garage. We have a company lined up to install the gas lines to the new spa heater and to an outdoor kitchen and the line goes right past where the new tankless will go. they will put the line to the new unit.
