Default Roof Inspection

Can anyone recommend a certified independent roof inspector. Always suspicious of an inspector that's employed by a roofing company. We have received the dreaded notification from Progressive that they will be dropping us because they are leaving the state. I have a 12.5 year old house and I'm going to have to put on a new roof to get new insurance .This is outrageous!

Did every other insurance company say they won't insure you?

I'm an insured, certified, bonded and licensed roof inspector, you probably don't need to get your roof replaced. There are two companies that will insure shingle roofs that are up to 20 years old and many that will insure up to 15. The roof has to be performing though and not have excessive granule loss, cupping, tearing, etc.

If you get into a jam, call Hatteras Insurance and Erik can probably help you out. https://www.hatterasinsurance.com/

You will probably be required to get a 4 point inspection, but wait until they ask for it. If you don't have a recent Wind Mitigation inspection, ask if they offer a discount if you get one or if it's already baked in for a home of your age.

The representative for Progressive from The Villages Insurance stated yesterday that Progressive is leaving the state. Why would we be hi risk customers?

We have not begun our search yet. Trying to get as knowledgeable as possible beforehand. My 2 neighbors with houses built the same time as ours, that also have Progressive, have been told by State Farm and AAA would consider insuring them but only after new roof is put on.

We shifted to State Farm after Farmers dropped us and everyone else in Florida. State Farm requires a four point inspection at a cost of $70.00 before they will insure you. But, maybe this is not needed since your roof is at that age and not real old. Give them a buzz. Their located on 466.

I was on the phone with USAA about updating my Homeowners policy and decided to ask the question: Too many roof scams so how do I get an honest answer if my roof sustained any weather damage??. They offered to have an inspector check out the roof on their dime. Probably naive on my part but our house was built in 2009 so I’m expecting to need to get the roof done soon anyway. Better than having a roofing company employee scrapping his clodhoppers across the roof and showing me the pictures of the resulting damage.

Our Village home is 20 years young with original roof in good shape. Dumped Progressive and now insured with Tower Hill.

I called the company that originally installed our roof, since they still do new installations for TV new builds (figuring they have a reputation to protect and would give me an honest assessment). He replaced some worn out traps and walked around the roof for weak spots. He nailed down one loose shingle and said the roof is fine. A couple of years later we still had to find other insurance (Farm Bureau) and ultimately installed a new roof (Eustis) because of rising premiums. The Warranty Department can help with finding your original installer.

Maybe because you are at the threshold for a new roof! I was just renewed by Progressive for another year. I also just got a new roof.
