Looking for information regarding the contractor you used and the approximate cost of a new roof with architectural shingles.
Is your roof a gable or a hip? What is the total square footage of your house? Who was the contractor and were you happy with the work and price? Thanks! ![]() |

I have a manufactured house, my roofer (SPS Roofers) told me that architectural shingles were as cheap as regular shingles.

Replaced Mom's roof this year. 1492 SF architectural shingles at a cost of $7,800. Sacs Roofing. Did a good job, quick and clean. No complaints about the job they did. My neighbor paid $13,000 for architec. Shingles. Do not recognize the roofer, did a good job but expensive.
Work at Lady Lake Town Hall and Sacs is a well known roofer which is why I used them. |

Architectural Shingles cost about $ 20 more per square (plus or minus). The roofer might want a "little" more for labor, as most will have 4 bundles per square vs the normal three..
Since we have a slew of ARC specialists on this site, is "special" approval needed ? Is there a Color wheel for roof colors, similar to exterior paint ? Regarding building a new home in the Villages, can you upgrade to architectural at a reasonable cost ?? |

Architectural shingles are the norm now...and have been for at least 10 years.
The older 3 tab shingles are usually more expensive now and not as good....they are now higher priced because typically they are now only used for repair work. There are different grades of Architectural shingles, different looks, colors, weights, etc. Most however are still 3 bundles per square. The Villages have been using Certanteed Landmark shingles on all of their new homes for years now. For a little bit more you can upgrade to the "Landmark Pros", which in my opinion look a bit nicer and are a bit heavier. Frank

Had my gable roofed patio villa reroofed end of last year.
It was done with architectural grade shingles at a total cost of $5700. McGinnes builders did the whole job in around 3 hours, they did great work, and cleaned up thoroughly all around house. I was amazed how fast they got it all done, but it could have been the fact that they had a crew of about 10 + up top! My understanding is that architectural shingles have a higher wind resistance rating if installed properly! |
