Default Chattahoochee Stone Lanai White Haze

My Chattahoochee Stone lanai floor has a white haze in most areas under bird cage...had it sealed less than 2 years ago professionally. paid over $350 to have it cleaned and sealed (20x35) area...contractor saying it is due for another sealing job...I questioned if moisture was trapped ...he said no "this is getting to be expensive"...
Does this sound right???

My experience with that is that it wasn't dry enough when it was sealed. It says right on the container, it will turn hazy when applied to river rock not thoroughly dry. I sealed my own lanai and pool area for 23 years and never got a haze. You just have to be patient and let it dry. I always did it this time of year before the summer rains start, and did a very light coating, since I did it every year. That way, I just did a light pressure clean, seal, and it was pretty and shiny for the summer pool season. It worked well for me, I never lost any rock, or had to have the epoxy (ca-ca) redone. I really don't know what you can do at this point, maybe someone else does. That might not go away till the sealant wears down?? I don't know, but I surely wouldn't let him reseal over it. I don't know how that would help.

If the haze is happening in select areas, it could be mineral deposit residue from rainwater or overspray from sprinklers.

If that is indeed what it is, a mopping with vinegar water (along with a little elbow grease) will dissolve it and you will see a sheen again.

If the entire surface, tip to stern that looks this way, (or the spot treatment of vinegar did not help) there might be a problem with the choice of sealer or the conditions under which it was applied. ( like applied over moisture, as others have mentioned )

Is your lanai in full sun all day? If it is, two years is about right for resealing.

We've had chattahoochie river rock on our lanai for several years. Part of the floor is under roof and part under birdcage. The birdcage end will occasionally have a white film here & there due to minerals in the rain water & the outdoor exposure to the elements. I keep a spray bottle with denatured alcohol in it. Do not dilute, & spray a mist over the areas that have the film. Let dry and it will be fine. This helpful hint was told to me by my installer. Hope this solves your problem.

Kaydee's idea will work temporarily. We had the river rock for about 10 years, had the problem you spoke about. River rock is porous even when sealed as the water flows under it. The sealant breaks down, haze worse in the sun and rain areas. We had to reseal after 4 months, the haze was so bad. After many layers, using the proper sealant, we just decided Chattahoochee river rock was wonderful for protected areas, it just didn't hold up in the elements. We had it all jack-hammered off and resurfaced with a decorative concrete.

I had river rock around my pool in Miami in full sun, and in my covered lanai here for 3 years and have not had the slightest problem. It gets dirty and I power wash it or mop it and it looks like new.

Yeah...I didn't wanna repeat myself, but I had river rock for the whole 23 years I was in my last home in SW FL. Direct sun all afternoon. I guess I was lucky that I never had a problem, my neighbors eventually replaced theirs and had problems with the new river rock. Like I said, I pressure washed, laid a THIN coat of sealer every year, and never a problem. You can't apply it too thick or it's not porous anymore. When I was preparing the house for sale and we had the pool surface redone I chose to recoat the lanai with deco-crete because they realtor said the river rock was "dated". I thought it was gorgeous and it broke my heart to cover it.

Perhaps all river rock is not the same. Ours was the Chattahoochie River Rock mixed with epoxy. That did not hold up after 10 years.

Our floor is Chattahoochie River Rock that was mixed with epoxy. It was installed in Feb of 2004. We've had it professionally power washed and re-sealed twice. We still love having this floor on our lanai.

Wow, good for you. I wish ours lasted that long. We had it sealed more frequently and it did get hazy around the edges of the lanai that got wet from the rain. It held up better than the outside surfaces though.
