View Full Version : How to check age of roof and HVAC??

I'm planning on moving to TV, but if the realtor does not know the age of a roof for a property, can that information be obtained through the county? If so, who would I contact?

Same for the HVAC - would this be a county registered item, or I'd have to depend on the realtor and the seller?

The HVAC inside unit will probably have a sticker on it indicating when it was installed. I don't know of any way to determine the age of the roof, if the seller or agent doesn't know. The county may have a permit on file, but I doubt it. Also, the insurance company, who has the current policy, may have a roof age listed for the house.

Permit required for roof replacement. Go to eTRAKiT (https://etrakit.sumtercountyfl.gov/etrakit3/)
And register as a member of the public.
Than go to the left side and click on Search Permit.
If no permit, assume it is the original roof.

The HVAC should have metal tags indicating model number and date of manufacture, check both the inside and outside units.

Just in case you are not aware, Florida insurance companies are refusing to insure homes if the roof is ~ 15 years old or older. If you find a house with an older roof you will have to pay for a new one unless you can negotiate with the sellers to pay or split the cost with you.

I am a licensed Realtor. The roof and HVAC age are the first 2 items I check when searching for my clients. If your realtor doesn't know how to find the information you should look for another. Here is some insight. If the age is not on the Sellers Disclosure then a search of public record will indicate if a permit has been pulled for a new roof. If none can be found the roof was either updated without a permit (big no no) or it is the original. The condition will be indicated when you have an inspection. Many times when the owners have never lived in the property the roof age cannot be established with accuracy. HVAC can be found on the unit. Hope this helps. Please check out my Youtube Channel. Unless you are purchasing from a trust or a decedent who does not know the property, the seller's agent can certainly get that.

It sounds like you are just looking around - or do you have a home already picked out and need info?

There are a few companies that will insure an older roof but are very expensive. It is a short-term fix until you can get the roof replaced. Some homes are priced knowing the roof will need to be replaced. Rely on your Realtor for guidance.

If you have a realtor worth having he or she knows everything about each property they show..including the age of the roof, AC, appliances etc..

I can only speak from our experience, but the villa we bought in 2019 did NOT have a permit for the roof on record. The county records only went back to late 2004. The home inspector told us the shingles were in decent shape and had 5-7 years of life remaining. They appeared to him to have been one of the hurricane Charley/Frances roofs of 2004. (said 14-16 years old in the inspection report of June 2019).

I would assume however that at this point, if there is no permit on record, assume you need to replace the roof.

Realtor will get that information if they're interested in the sale . That is part of there job to know all about the property.

You may want to hire a home inspector cost is around $600- my guess. They will inspect and give you a written report about the roof, ac etc.

The Villages Deeds Restriction Office--Phone # 352-751-3912-- has that information if a permit which is mandatory was obtained. I try to get as much information myself so that I'm absolutely sure it's correct. The problem is knowing where to get the information. You can go to the "Deeds Restriction Office" also called "Community Standards Office" and ask them for a copy of "Covenants & Restrictions", "External Deeds Restrictions"(for the specific district the house is in--they are different for each district) and the "Architectural Standards Rules". All are available on-line but it's not always easy to find them. I read the sad story of someone who bought a house and they were reported for costly deed violations just after moving in and had to pay to have them taken care of. Good luck.

Well, that’s a great question! I have no idea how to tell you how old a roof is. I’m guessing the age of the house should be a good way to tell you the age. Most of the homes south of Sumter Landing I would think the roofs are 10 yrs. or less. So if the home is 10 yrs. or older I would guess the home is going to need a roof in the next 5 yrs. or wait until it starts leaking. A new roof these days is a very expensive update. Good Luck finding the age of your home you’re planning to buy! If you find out how to find the age of a roof, post it here again I would like to know too!

I'm still in R&D mode right now, and I want to make sure I ask all the right questions, or know where I can get information. I have some information set already - approximate location, house size, stucco/block - but as I've been reading here, I know about the roof age and insurance issues, so that's really at the top of "must have information" list.

The Villages themselves were built up one by one, so nearly every home in a village is going to be the same age. Easy to find out by viewing details on Zillow for the home, or neighbor's home...

A good realtor knows how to pull roof permits. Switch realtors if they don’t do this. They are just trying to sell you a home. They are not looking out for you. HVAC age is found on the unit. Also a good inspector will pull the permits before inspection. The inspector can tell you the age of all important house features.

I have a friend who runs his home, his life as a business accountant. I was shocked to discover he knows how many rolls of toilet paper he and his wife use. Aside, she uses far more than he does-HUH?

In any case, I was shocked. We mostly all have ranch style homes. Translates to large roof per square foot. His home is not particularly large a typical tar shingle roof runs like 25,000-OUCH

That's right. Some of the last houses built just north of 466a were in 2008. There was a problem with some shingles made by Owens-Corning, so some of the roofs were replaced in 2014 by Owens Corning. I think this also happened in some neighborhoods located in Fruitland Park recently by another shingle manufacturer.

Our roof was replaced by Owens Corning so it is 6 years newer.

[BY a licensed and certified home construction inspector which will check your roof, foundation, Plumbing, electrical, foundation, sink holes, windows, doors, asbestos.& the attic.

Should be responsibility of seller, don’t sign without a independent inspection. PS : Sales Agent will tell you anything, don’t trust anyone!

As a realtor myself when I have a seller the first thing I acquire is age of roof, A/C, appliances etc in order to inform buyers and their realtors.

If that is your realtor, I would choose another. Those are fundamental questions and someone is being either lazy or deceptive.

Insurance will insist on proof, along with Wind Mitigation documentation as well. So, even if a listing agent gives you an age, you'll need to get the permit as proof also.

A listing agent should have that in hard to help speed up insurance prior to close.

I just checked for our home which had the roof replaced late last OCT. There is no record there- and I have a copy of the permit and final inspection notice. I also checked for several neighbors' homes that I know had new roofs and saw the same thing.

Roofing requires a permit in Lake County - most likely the same in Sumter and Marion. Call the building department or look online

Most TV homes would be in the teens, not the 20's, for a new roof. (We replaced two in the last 2 or 3 years, each 16-17k.)

You can see every permit for homes on your street by using the 'CONTAINS' on the search site.
Also, if you have the permit, simply put the permit number in the search...
I see all my neighbors permits, but not mine. But. maybe they take awhile to update? My roof is 4 months old...

It works. Thanks for the info. I had a new roof in March and it is listed as you stated. I looked it up on the county site and it is not there so was concerned.

Reading all of the replies, either find a different sales agent or a different property. There lots of good homes for sale with good roofs and good air conditioners. Take your time and look.

sumterpa.com is the county tax assessor site and you can easily find the age of your home. if it's under 10 years old, you've likely got the original roof.

If the roof is a two ply architectural shingle they will insure even at 15 yrs. If it is a single ply three tab shingle they will not. I just sold a 15 yr. old rental home with a two ply shingle and evidently the insurance company approved since we closed with the buyers two weeks ago.

The Fruitland Park section/ Lake county had an underlayment issue from a single roofer. So my house did not have the issue but many did and have been replaced. Well know issue and the underlayment can be determined by calling the warranty department. There was a similar issue years earlier with roof tiles in another village.
