Thanks - the woodside (Robin, Mason) without stretches have guest suite bedrooms that are super small, and the 4th bedroom is even smaller. The Ivy (swallow) is looking like my best bet. Except having my work-full-time-from-home office next to my Autistics son’s managing-anxiety-by-playing-loud-rap-music (and headphones bother his ears). But walls can be insulated
